Energy performance certificates
Since 1st October 2008 it has been compulsory to have an energy performance certificate (EPC) on almost all commercial properties over 50 sq m which are to be sold or let before they can be marketed.
The aim of the EPC is to help potential purchasers or tenants to make informed decisions about the kind of energy bills they can expect if they occupy the property in question and with energy prices rising they can have a serious implication for its value.

Individual EPCs are prepared using specialist software that compares the energy consumption of the building – based on details of its construction, use and services – with a model property built in accordance with current requirements.
The EPC comes with a recommendations report setting out cost effective works that can be done to improve the energy rating of the building.
The same legislation requires public authorities and institutions providing public services to a large number of people to display a display energy certificate in any buildings over 1,000 sq m. This is a record of the energy actually used by the building over a three year period.
